A renovation permit (NOC from the developer) is always required — for any works, not only when the layout is changed. Layout changes additionally require MEP drawings and approval from government authorities. Documentation costs from AED 3,500 for apartments and from AED 15,000 for villas. What the renovation cost depends on

The price of a renovation in Dubai is made up of five factors: the scope of works (cosmetic or a full renovation with layout changes), the level of materials (Iranian and European marble differ in price by a factor of four), the area of the property, the complexity of the engineering systems, and the permit documentation required for layout changes.

How pricing and payment work

Fixed estimate

The amount is fixed in the contract before work starts and does not change during the project. No “unforeseen works”.

Transparent specification

Before signing, we fix the brands and grade of sanitaryware, tiles, parquet, veneer and other materials.

Payment schedule

20% on signing, 10% after the NOC is obtained, 10% after demolition, then by work stages.
