Renovation in Dubai is a lottery without independent quality control and budget protection.
Upfront payment, no guarantees
Contractors often ask for 40–70% up front, before work even starts. Once paid, the client’s leverage weakens: delays, postponed stages and — most dangerous — quality below what was promised.
No quality standards
In Dubai, quality is whatever is written into the contract and the brief. If acceptance criteria aren’t fixed, disputing the standard of work later is almost impossible.
Legal exposure
Disputes with a contractor drag on for months or years: fees, lawyers, expert assessments — and often a freeze on site work until the dispute is resolved.
No accountability for the result
Contractor, subcontractors, suppliers — without fixed responsibility, everyone dodges the problem with “that’s not our part”. The client ends up paying.
No transparent estimate
A lump-sum figure with no breakdown of volumes, materials and brands is fertile ground for material swaps and charges for “unaccounted work”.
The contractor’s own contract
Almost every contract on the market is written to protect the contractor: clauses that remove liability, blur deadlines and limit warranties.
Rule and permit breaches

Estimate and specifications
We help draw up the estimate correctly: volumes, materials, parameters, stages and acceptance criteria — to rule out “hidden work” and disputed interpretations.

Contract and design project
We check the contract for legal risks — it should protect more than just the contractor. We assess whether the design project is buildable under local codes.

Permits
We check the NOC and the approved scope of work — that the contractor has a permit for the full scope, not just part of it. We know different developers’ requirements — Nakheel, Emaar, Meraas, Sobha.

Materials
We control conformity to the specification and rule out swaps. Materials are registered as the client’s property and stay on site even if the contractor is replaced.

We control workmanship standards — electrical, plumbing, waterproofing. We notify you of any breach.

Can I order supervision if the contractor is already chosen and work is underway?
Yes, that’s the main scenario. We join at any stage — before signing the contract, after work has started, or mid-project if something has gone wrong.
How much does supervision cost?
Technical supervision is from 10,000 AED per month. Exclusive project management, where we run the project entirely on your behalf, is from 15,000 AED per month. The exact cost depends on the scope and size of the property.
Who is liable for damage during a renovation in Dubai?
The property owner, not the contractor. Fines for unapproved work, leaks and damage to common areas are paid by the owner by default, who can only afterwards attempt to recover them from the contractor through the courts. That’s why control at the start is cheaper than disputes later.
You’re a contractor yourselves. Isn’t that a conflict of interest?
Supervision is a separate service on a fixed monthly rate: our income doesn’t depend on the estimate, the timeline or who does the renovation. And the fact that we build ourselves is exactly why clients hire us — we know all the details from the inside.
What happens if the contractor breaches the contract?
We document the breach, raise a formal claim and push for it to be fixed. If it isn’t resolved, we bring in legal support and continue to represent your interests.
