What renovation services do you offer?

We specialize in a full spectrum of premium real estate renovation and design services, including comprehensive apartment and villa renovations, architectural design, interior design, and exclusive custom work.

How long does it take to get a quote, and what do you need from me?

A detailed quote usually takes 3 to 7 business days to prepare, depending on the scope of the project. To price your renovation or fit-out accurately, we need a finished design project with drawings and a materials specification. If you don’t have one yet, we can still give you a preliminary estimate — just send us the floor plan of your apartment or villa on WhatsApp and we’ll advise on the next step.

I don’t have a design project yet — where do I even start?

That’s a completely normal starting point; most of our clients arrive this way. If you already have a clear idea of the scope of work, our project manager will visit the property in Dubai, take measurements, discuss your preferences, and prepare a preliminary estimate within a few days.

Can you design the project for me, and how much does that cost?

Yes — Prestige Renovation is a full-cycle studio, covering everything from the initial design concept to handover. We’re happy to share a portfolio of completed interiors on WhatsApp or Telegram on request. For apartments and villas up to 350 m², design fees start at AED 160 per square metre. Larger properties are priced individually.

Do you work with design projects from other design studios?

Yes, and we’re happy to collaborate. If you already have a finished design project from another studio or architect, we’ll take it on as the construction contractor and execute the renovation or fit-out strictly according to the approved drawings and specifications.

How long does it take to develop a design project?

A full design project — concept, drawings, visualisations and materials specification — typically takes 30 to 45 days.

What’s the timeline for a renovation?

Timelines depend heavily on the scope of work. For a full renovation of an apartment or villa up to 300 m², expect 6–8 months. For residences over 300 m², plan for 8 months to a year.

What’s the timeline for commercial projects?

For commercial spaces — offices, clinics, beauty and aesthetics clinics, salons — we offer timelines from 1 month for units up to 100 m², and from 2 months for larger projects. Because we run our own furniture production, we’re not dependent on third-party manufacturers for that part of the process, which lets us hold the most competitive turnaround times on the Dubai market.

Do you take on flipping projects?

Yes — we actually started out on the Dubai market with flipping, and we have a fairly large portfolio of our own properties that we bought, renovated and resold quickly for our investors. If flipping is something you’re considering, get in touch and we’ll share a real project example with the budget, design and return report.

How long does it take to get an NOC from the relevant authorities before starting a renovation?

It depends on whether the work involves a layout change, and on the developer of your building. As a rough guide: Nakheel (Palm Jumeirah) — up to 30 working days; the process is complex, and permits are issued individually for each worker. Trakhees/DCD NOC (required for layout changes) — 30–45 working days. Emaar — up to 14 working days. Meraas — up to 14 working days. Dubai Properties — up to 14 working days. Sobha — up to 14 working days. Timelines can change, so we confirm the current requirements for your specific building at the briefing stage.

Can I carry out the work without the required permit, and what happens if I do?

Unauthorised layout changes can lead to serious consequences, including a ban on selling the property and significant fines. In addition, many buildings (Meraas and Sobha, for example) prohibit removing tiles in wet areas altogether — in those cases, new tiles can only be laid directly over the existing ones. If this kind of work is carried out without a permit, responsibility for any resulting leaks or damage to the finishes of the unit below falls entirely on the owner.

Do you have a showroom?

We don’t currently have a dedicated showroom, but we’re happy to arrange a visit to one of our completed projects, where you can see finished renovations and furniture in person.

Do you have a furniture catalogue?

No — we manufacture all built-in furniture individually for each design project and don’t sell ready-made pieces.

What’s the minimum order value for built-in furniture?

Given our current production workload and our commitment to maintaining quality and lead times for every client, the minimum furniture order is currently AED 100,000.

Can I order just the furniture installation without a full renovation?

Yes, furniture can be ordered separately. Send us your project and we’ll prepare a quote.

How long does it take to manufacture and install built-in furniture?

It depends on production workload: urgent projects can be completed within 1 month, while the standard lead time is 1.5–2 months.

I already have a contractor, but I’d like independent technical supervision for my project — is that possible?

Yes, this service is available separately. In that case, your project is overseen by our project manager, who monitors the quality of the work, tracks any deviations from the schedule or materials used, communicates with your contractor, and represents your interests at every stage — so you don’t have to navigate the typical challenges of a construction project on your own.

Can I order furniture from China or Europe through you?

Yes, we import furniture from China and Europe for our projects, work with vetted factories, and take responsibility for the deliveries. If you’re interested in furniture from China or Europe, leave a request and we’ll prepare a quote for your project.

Do you only work on a cost-plus basis?

No, we offer two formats: (A) Cost-based pricing — suited to projects where the scope of work may change as the project develops; the contract is signed before the design project is fully finalised, and the final cost depends on the actual volume of work completed, which can adjust up or down. (B) Fixed price per square metre — the total project cost is fixed and doesn’t change, though minor adjustments and material substitutions with equivalents are still possible.
