If you’re planning a renovation in Dubai, the first thing to get clear on is the rules of your specific developer. Every developer has its own process for obtaining an NOC (No Objection Certificate), its own timelines, its own fees, and its own list of permitted and prohibited modifications.

Any modifications to Sobha apartments and townhouses require an NOC from the developer. Separately from the design NOC, the owner must arrange a permit for each contractor — this permit is issued within 1 working day.

What is allowed without an NOC

Interior painting, furnishing, replacing existing electrical points (within the permitted load), and routine maintenance.

What requires an NOC

Renewing floor coverings without wet works; installing wall panels, cladding or wallpaper; installing new kitchen cabinets (without altering gas or plumbing points); adding a sliding door to the kitchen; adding or relocating electrical points within the permitted load.

What is completely prohibited

Any works affecting the building’s load-bearing structures; damaging walls shared with neighbouring units; breaching the existing waterproofing; altering the appearance of the façade; removing or relocating plumbing, gas pipes or fire-suppression systems; removing floor tiling; demolishing internal walls.

The NOC process

Documents are sent to [email protected]. Processing takes 5 working days. The administrative fee is AED 2,000 (non-refundable). The NOC is valid for 3 months.

Contractor work permit

Arranged separately by the contractor itself, by applying to the Owners Association. Valid for 1 month. Requires a deposit of AED 10,000 (refundable).

Deposit refund

Once the works are complete and the area has been cleaned, you need to request an inspection from the Owners Association. The deposit-refund application must be submitted within 2 months of the works being completed.

Consequences of unapproved works

Loss of the DLP (Defect Liability Period) warranty, fines, and retention of the deposit to cover damage to common areas.
