Flipping Renovation in Marina Vista, Emaar Beachfront
We delivered this project for an investor working in property flipping. In a single building at Marina Vista, Emaar Beachfront, they acquired two apartments with identical layouts and set one brief: bring both to a market-ready condition in a single, considered interior.
We developed one design solution and executed it across both units. For the investor, that pays off twice over: the interior is worked out once, then repeated faster and more predictably, because the layout, the engineering solutions, the measurements and the furniture are all unified. Our own furniture production made it possible to run both apartments in parallel and keep to a tight schedule.

The Client’s Brief
At the heart of the brief was a timeless interior — visually spacious, welcoming and impervious to passing trends. The client placed particular emphasis on a calm palette and tactility: the natural warmth of wood paired with the monumental presence of stone. We brought together understated classicism and contemporary functionality within a single architectural ensemble.
Why This Approach Pays Off in Flipping
The standard approach — renovating two identical apartments identically and selling them as two interchangeable lots — creates a problem for the investor: two identical units in the same building compete with each other, and the second often has to be sold at a discount. Delivering both in one carefully resolved interior, worked out once and repeated efficiently, keeps quality and cost predictable across both units. And it’s faster: with a single layout, the engineering solutions, measurements and much of the procurement are unified — and our own furniture production let us run both apartments in parallel and keep to a tight schedule.
