Bluewaters Case Study: A Premium Flipping Renovation in 4 Months — How We Do It
This project was carried out for a client whose goal was classic flipping: buy the property quickly, develop a design project, renovate, and resell at a profit. The whole journey from start to finished property took 4 months.
Flipping isn’t “renovation on the cheap”
There’s a common belief that a flipping renovation is, by default, simpler and lower quality than a renovation you do “for yourself”. In practice it’s the opposite — a project like this is harder to deliver, because it demands several things at once: a deep understanding of the market and of what will actually sell; selecting materials strictly from what’s in stock, with no months-long wait for deliveries; a design project developed to fit an exact budget; and execution in the tightest possible timeframe.
And most important of all: no buyer will pay above-market price for premium property that has a poor-quality renovation.
How the 4 months broke down by stage
Weeks 1–2: concept and layout. In the first two weeks we fully agreed the design concept, the layout of the space and the exact scope of the work ahead.
Week 3: NOC application. At this stage already — in parallel with finalising the project — we submitted the work-permit application to Meraas. The NOC came through in 5 days, which let us start demolition straight away, while the project was still being refined.
Demolition and project finalisation — in parallel. While demolition was underway, the design project was being refined and signed off with the client, so that by the time the demolition works were finished we could move straight into the finishing stage — with no pauses waiting for the final design.
Why we had to open our own furniture production
Working with local furniture factories led, systematically, to the same problems every time: lead times for cabinet furniture of 3 months or more from the moment the drawings were approved (and approval itself usually took another 3–4 weeks); factories regularly missed even those stretched deadlines — not a single project in our practice was delivered on time per the contract; and defective items damaged in transport or installation had to be logged as a snagging list and a formal replacement request — with the wait potentially dragging on for several more months, if the factory agreed to a replacement at all.
The result: lost time and budget, an idle site, and disappointment for a client who was counting on a specific flipping timeline.
That’s precisely why we decided to open our own furniture production, built around our own needs. Today our studio houses three interconnected departments: design development, a finishing-works team (led by engineers with specialist education and experience specifically in the Dubai market), and our own cabinet-furniture production. This is what makes us the only company on the market able to deliver full projects of 200 m² and up in the shortest possible time — 4 months — with high quality and an optimal budget.
